Does proximity to the sea cost more? Almost always — but the picture is more nuanced than "closer is pricier". In our index of 144 projects, only 17 sit beachfront (within ~100 m of the sea), 36 are near-sea (a short walk), and 91 are inland. Beachfront is scarce, which is exactly why it commands a premium and holds value.

What's the premium? Beachfront projects start from around ฿3M but skew sharply upward — this is where trophy villas and branded residences concentrate, so the typical beachfront ticket is well above the island average. Near-sea offers the most accessible entry of the three bands and the widest condo choice for rental. Inland spans the full range, from the island's cheapest units to large luxury villas set in greenery.

Why buy beachfront? Scarcity and prestige. There is a fixed amount of coastline and little of it is developable, so beachfront tends to be the most resilient on resale and the strongest for premium holiday rental. The trade-offs are price, higher holding costs and exposure to salt, wind and seasonality.

Why buy near-sea or inland? Value and choice. A short walk from the beach can cost dramatically less than being on it, while inland and hillside plots buy space, views and privacy — ideal for family villas. For many buyers, near-sea is the sweet spot of price, rental demand and lifestyle.

The bottom line. Decide what the sea is worth to you: pay the premium for scarce beachfront if resilience and prestige matter most, or capture better value a short distance back — the rental market rewards "walk to beach" almost as much as "on the beach".
