Supply is tight — Patong is built-up, so most new stock is condos and hillside, sea-view units rather than land for villas, often as branded or managed condo-hotels aimed at the nightly-rental market. Because inventory is limited, serious buyers frequently widen the search to the hillsides above Patong (Kalim, Nakalay) and to neighbouring Kathu just inland, where prices are lower and the beach is a short drive.
A note on rentals. Patong's whole investment case is short-term letting — but daily rental is only legal through a hotel-licensed, managed programme; unlicensed nightly letting is a rising enforcement risk (2025–26). If nightly income is the goal, buy into a project with a proper licence and management, or plan for lets of 30 days and over.
